Fit out company in Dubai

The office photographs on this page come from the FANN project archive and show delivered work at archive resolution; they are not staged renders.

FANN is a design and build company for office and commercial interiors in Dubai, coordinated from our Barsha office with fabrication supported by our own workshop in Umm Al Quwain. A fit-out brief starts with your space: the floor plan, building rules, landlord or developer requirements and what the space needs to do. Scope is agreed in writing before any work starts. FANN is an independent contractor and does not claim pre-approval or appointment by any Dubai building, developer or authority.

What a fit-out company covers

A fit-out turns a shell or an existing space into a working interior. For offices and commercial spaces that usually means space planning, partitions and glazing, ceilings, flooring, lighting, joinery and reception or breakout features, coordinated with the building's mechanical, electrical and plumbing services. Your FANN quote lists the scope items separately - design, demolition or strip-out, partitions, ceilings, flooring, joinery, lighting, MEP coordination and handover - so you can compare like with like.

  • Agree the full scope in writing before work starts.
  • Identify landlord services, authority submissions and utility work as separate items.
  • Ask who is responsible for changes once work is on site, and what they cost.

What to send for a fit-out quote

The fastest route to a useful quote is the information a fit-out contractor actually needs. A building name alone is not enough: the same building can have very different shell conditions, landlord rules and working-hour limits floor by floor. Send what you have; drawings and landlord documents can follow.

  • Floor plan or approximate area, and the current condition of the space.
  • Building name, landlord or developer requirements, and any fit-out guide you have received.
  • Headcount, departments, meeting and storage needs, and how the space should feel.
  • Your target move-in date and any fixed lease or handover deadlines.

Approvals and building rules in Dubai

Fit-out approval requirements in Dubai depend on the building, the landlord or developer, and the jurisdiction - Dubai Municipality or the relevant free-zone authority. Many buildings also require landlord approval of drawings before work starts, plus contractor registration and work permits for the specific site. Treat these as items to confirm for your building, not assumptions. FANN coordinates agreed submissions as a scope item; the approval decision always sits with the building or authority.

  • Confirm the approval route for your exact building before fixing dates.
  • Check working-hour, access and lift rules with building management.
  • Plan design and production time backwards from your confirmed approval path.

Design and build, or build only: choose the starting point

If you already have approved design drawings, FANN can quote the build scope against them. If you are starting from a floor plan and a headcount, the design stage comes first and the build quote follows the agreed design. Either way, materials, finishes and joinery details are agreed before production. The archive photographs on this page show delivered interiors; they are references for discussion, not a promise of identical materials or features in your space.

What belongs in a fit-out quote

Ask for a scoped quote covering design, strip-out, partitions, ceilings, flooring, joinery, lighting, MEP coordination, authority or landlord submissions, site protection, handover checks and snagging, with furniture, IT, AV and landlord services marked as included, excluded or supplied by others. Agree change costs and responsibilities before work starts. A lower quote that excludes submissions or snagging is not the same offer.

  • Compare quotes on identical scope, not headline price.
  • Check who orders and pays for landlord services and authority fees.
  • Confirm the handover condition and snag-check arrangement before move-in.

Real office interiors from the FANN project archive

Photographs from the FANN project archive showing delivered office interiors: receptions, breakout areas, meeting and training rooms and open-plan workspaces. These are individual photographs of delivered work, not separate projects: several photographs can show the same space. Signage and branding visible in some photographs belongs to the clients shown. Photographs appear at archive resolution and are references for your brief, not evidence of a specific building, location or scope for your project.

Frequently asked questions

What does a fit out company in Dubai do?

A fit-out company turns a shell or existing space into a working interior: space planning, partitions, ceilings, flooring, lighting, joinery and coordination with building services, then handover. A design and build company also handles the concept and design stage before the build. The quote should state which parts are included.

What should I send to get a fit-out quote?

Send your name and phone or email, then the floor plan or approximate area, building name, current condition of the space and what it needs to do. Add landlord requirements, headcount and your target date when available. Drawings and building documents can follow.

Do you handle approvals and landlord requirements?

Approval requirements depend on your building, landlord and jurisdiction, such as Dubai Municipality or the relevant free-zone authority. FANN coordinates agreed submissions as a scope item, but the approval decision sits with the building or authority, and this page does not claim pre-approval or registration with any Dubai building or authority.

Do you have real office interior photographs?

Yes. This page shows 17 photographs from the FANN project archive: receptions, breakout areas, meeting and training rooms and open-plan workspaces. Signage visible in some photographs belongs to the clients shown. Photographs appear at archive resolution and are layout and finish references, not evidence of a specific building or scope.

Can you build from my designer's drawings?

Yes. With approved design drawings, FANN can quote the build scope against them. Materials, finishes and joinery details are agreed before production starts.

Do you only fit out offices?

No. FANN designs and builds exhibition stands, event environments and commercial interiors across the UAE. This page focuses on office and commercial fit-out in Dubai because that is what these archive photographs document.

Is FANN an approved contractor for my building?

FANN is an independent design and build contractor. This page does not claim appointment, accreditation or pre-approval by any Dubai building, developer or authority. Where a building requires contractor registration or permits, that is handled per project as an agreed scope item.
